What gets documented
The covering material and its apparent age, the number of layers where determinable, the condition of the field, ridges, hips, valleys and flashing, evidence of prior repairs, and any active or historic leak indicators viewed from the attic. Where wind mitigation is the purpose, the report also covers roof-to-wall attachment, roof deck attachment, roof covering and the secondary water resistance.
Why documentation matters
Insurers increasingly decline to cover roofs past a certain age or in certain conditions, and they rate premium partly on documented wind-resistance features. A report that evidences a secondary water barrier and a correct fastening pattern can support a mitigation credit. A report that just says the roof looks fine supports nothing.
What an inspection cannot do
It reports condition at the time of inspection. It cannot predict when the roof will fail, and it cannot determine concealed deck condition without removing covering. We state what was observed and what remains uncertain, rather than implying a guarantee that is not there.
