This region receives intense rainfall in short periods, and a low-slope roof has to move a large volume of water off quickly without ponding. Where the drainage is inadequate, or where the roof has deflected over time and created a low spot, water stands. Standing water finds every seam, ages the membrane prematurely, and eventually gets inside.

That is why a commercial roof assessment starts with drainage and structure as much as with the membrane material. A new membrane over a roof that ponds simply delays the same outcome.

Membrane systems and how to choose

Single-ply membranes, particularly TPO and EPDM, dominate light commercial work because they are fast to install, come in large sheets with few seams, and are highly reflective, which reduces cooling load. Modified bitumen is a durable alternative where foot traffic is expected. The right choice depends on the roof structure, the amount of equipment on it, and how much access for maintenance it will see.

Seams, penetrations and equipment

Seams are where single-ply membranes fail, whether they are heat-welded or adhered. Penetrations are the other weakness: every vent, curb and pipe that passes through the membrane interrupts it, and each one has to be flashed correctly. Commercial roofs also carry a lot of equipment, and units that are serviced regularly get walked around, which is where the surface takes wear.

Maintenance and inspection

A commercial roof benefits from scheduled inspection, because the failure modes are visible before they become leaks: a seam lifting, a flashing pulling, debris blocking a drain, a ponding area forming where the structure has deflected. Addressing those during a scheduled visit costs far less than an emergency repair above an occupied space.

How long does a commercial flat roof last?

It depends heavily on the membrane, the drainage and the maintenance. A well-detailed, well-drained roof that is inspected regularly reaches the upper end of its range. One that ponds and is never inspected does not.

Why is water standing on my flat roof?

Either the drainage is inadequate for the volume of rain, or the structure has deflected and created a low area. Ponding is not merely cosmetic: standing water ages the membrane, stresses seams and eventually finds a way in. It needs correcting rather than tolerating.

Can a flat roof be restored instead of replaced?

Sometimes, where the existing membrane is sound and the issue is surface condition or a limited number of defects. Restoration is not appropriate where the membrane is failing broadly or where wet insulation is present beneath it, and a proper assessment establishes which applies.

What is the most common cause of commercial roof leaks?

Seam failure and flashing defects at penetrations, followed by debris blocking drains and causing water to back up. Very little of it originates in the middle of a membrane sheet, which is why detailing and maintenance matter so much.
